The Property is Located at 1702 Fairfax Pike, Stephens City and is Identified by Property Identification Number 87-A-15 in the Opequon Magisterial District.

    I am writing as a resident of Lake Frederick to support Rezoning #07-25 of Madison 277 from RA to R4 as requested by Madison II LLC.

    I personally view the potential of closer shops, access with a traffic light to 277, and – most importantly – closer proximity to medical facilities for our 55+ community to be very attractive. And I do not feel annoyed or fearful about having new neighbors. After all, if the County is to grow and flourish then additional housing that is more available and affordable than that found in Lake Frederick is a crucial part of the mix.

    I suspect you’ll be told that there’s a consensus in Lake Frederick about this matter. Those claims are untrue. What is true is some residents gave a presentation heavily weighted against this rezoning, attendance was under 10% of the Lake Frederick community, and the presenting residents have advocated a pressure campaign to the Board that is, essentially, a “not-in-my-backyard” argument. There has not been a vote, survey, or poll taken of the entire community.

    I know that some of my current neighbors are for this rezoning, some are opposed, and some simply don’t care. They are all well-intentioned people, but I caution you against accepting anyone claiming knowledge of a general Lake Frederick view about this.

    Rezoning is a complicated undertaking. Your Planning Commission has examined the proposed plans in detail and they are satisfied with them. So I leave it to this Board to take that information, in combination with what you believe is best for the County as a whole, and decide this matter accordingly.
