I am writing in regards to the appeal request regarding sidewalk and pedestrian access for the Tasker Rd/Warrior Dr. development by Trustland Investment Properties (APP #06-22).
I am currently a resident of the Opequon District on the other side of Tasker Rd. and Warrior Dr. However, my family and I lived in Wakeland Manor two years ago and still own property there (Shawnee District). We continue to bike and walk at this intersection after our move, and did so very frequently when we lived in Wakeland Manor.
As a family that lives very close to this intersection and drives by it multiple times a day, I can attest to how heavily this area is used by cyclists, runners, walkers, students and children. The safety of this intersection is extremely important. It connects a large residential area with businesses, restaurants, another large residential area, and the Sherando Park (playground, bike park and walking trails) on the other side.
It is of utmost importance that the safety of the pedestrians on these major thoroughfare roads are kept in mind, especially with the increased traffic this development will bring. Please require the full scope of the pedestrian sidewalk/walkways requirement be upheld.
I am writing as a resident of the Shawnee District, in regards to the proposed storage units that are slated to be built on the corner of Warrior Drive and Tasker Road by Trustland Investment Properties (APP #06-22). It is our understanding that the appeal public hearing is in regards to the developer not wanting to install curb/gutter as is required. As a resident of Wakeland Manor whose entire family uses that area, I am first concerned at the increased traffic this and the future projects will create. I am not at all in favor of this project. However I understand this ship has sailed. This area is highly used by walkers, cyclists, athletes, students, families and their pets, and children. Secondly, other than the developer saving money, what is the extraordinary circumstance prompting this request? We need to preserve the aesthetics of our community. But more importantly, we need to preserve the safety of our community’s residents. I encourage the developer to reread his company’s branding: “ Integrity meets quality” and “building trust.” Because this sir, does none of those things for your community.

As a resident of Wakeland Manor and the fact that I live within a stones throw of this property, I would like to state that my family and I bike, run, rollerblade, and walk our dog almost on a daily basis from our house to the bike path that runs the length of Warrior Drive. The installation of the storage units will most certainly create an additional amount of traffic that my 3 young kids will now have to maneuver to get to the bike path and Sherando Park. Being as this space is literally the backyard of a large residential property, myself and many of the residents of Wakeland Manor feel very strongly that the developer should have to abide by the rules and regulations set in place to protect the citizens from increased traffic hazards and thereby should be required to install curb/gutter in the allotted space.
I do not support the appeal regarding the construction of sidewalks for the proposed business at the corner of Tasker Road and Warrior Drive in Stephens City. (Shawnee Magisterial District)
As this location is adjacent to an established subdivision as well as near restaurants, a gym, a convenience store and other businesses, I believe strongly the owner should be required to provide sidewalks. As both roads carry a lot of traffic, it is necessary for pedestrians to have a safe way to get around the community.
