I strongly oppose this Rezoning Application #11-24 for Route 7 Self Storage and strongly urge the Planning Commission to deny the request to rezone the parcel from B1 (Neighborhood Business) to B2 (General Business) without further consideration.
The intent of the B1 zoning is to provide services to the surrounding community while also ENSURING compatibility with nearby residential areas. Self-storage and a parking lot do not align with the existing character of the neighborhood. The area of land is tucked among several residential houses and a small family diner. Inserting a commercial business that is notorious for attracting loiterers, trash, and crime into a residential setting is a senseless act and can bring dire consequences. Numerous residential properties and a family diner will be put in harm's way from a self-storage facility where potentially hazardous and dangerous items are unknowingly stored only feet away from houses and where our families eat and play. This type of business allows strangers unabated access to the residential community, putting them in extremely close proximity to residential homes and property. The increased noise, commercial activity, light, and trash pollution would further diminish the quality of life for local residents and the environment.
Other areas of concern include:
1. Traffic: this stretch of roadway is known for vehicular accidents and adding additional lanes and traffic to the area could increase the rate of accidents.
2. Environmental damages: This type of development on this property will disturb the local environment and negatively impact the surrounding community’s quality of life. Ash Hollow Run will encounter significant changes during construction and will forever be polluted with runoff from ongoing operations.
3. Impact on property value: Numerous studies have shown that storage facilities can negatively impact nearby residential property values
I strongly oppose Rezoning #11-24 for Route 7 Self Storage due to its negative impact on our community. Increased traffic and congestion on Route 7 would pose significant safety risks for residents, while the additional noise, lighting, and commercial activity would disrupt the peaceful nature of our neighborhood. This rezoning could also harm property values and remove green spaces that are vital for environmental sustainability. The proposed changes offer no clear benefit to the community and prioritize commercial interests over residents’ quality of life. I urge you to deny this rezoning request to protect our neighborhood.
Please consider how this will impact the families and community of Pioneer Heights. The tree line needs to stay for the safety of our children and the quality of life in our community.
