13) Planning Commission Business - Other Planning Business
13.A) CPPA #04-23 Sargent Property Expansion of the Urban Development Area (UDA), and Land Use Designation Change, for parcels: 76- A-42 and 76-A-42A. This is a request to expand the UDA and designate the future land use classification to High Density Residential and Business land uses. The application proposes modifications to apply to approximately 122-total acres of the parcels. The 75-acre area is located on the north and south side of Tasker Road immediately east of White Oak Road, with the larger parcel 76-A- 42 partially bounded on the west by White Oak Road. The southern border of 76-A-42 borders the new Aylor Middle School property. Note: The public hearing was held on January 10 with action postponed to January 24, 2024.

13.B) REZ #05-23 – Round Hill Crossing Phase 2 (minor proffer amendment) This is a request for a minor amendment to the approved proffer statement associated with rezoning (REZ) application #03-03 (WWW, LC) to modify the number of allowed commercial entrance connections to U.S. Route 50 West. The amendment would enable one (1) additional right-in only entrance for a total of up to four (4) entrances for the development. All other previously approved proffers would remain in effect (unchanged).

13.C) OA - Home Occupation/Cottage Occupation – Information/Discussion This is a proposal to amend regulations for “home occupations” and “cottage occupations” to address stated concerns from Board members, the Planning Commission, and the public about operating a home or cottage occupation. Specifically, the proposal would modify where the use may be conducted on the property, the total number of employees and customers allowed for each use and clarify allowances for commercial vehicles associated with a home or cottage occupation.
